All rates are in U.S. dollars. Add 17% room/sales tax and optional gratuity on nightly stays (tax waived on prepaid monthly rentals). All major credit cards, P.O., direct bill, airline and vouchers accepted. Check-in time is 4:00 p.m. and check-out time is 11:00 a.m. at all locations. All locations are strictly pet free and non-smoking.  Smoking at any property will incur a minimum $500 remediation fee. Children over 12 are permitted at all properties.  Younger children are permitted at the 2-bedrooms if the entire house is reserved. Call for special situations.

Best Rate Guarantee

We guarantee that if you find a lower qualifying rate for the same accommodation and room type within 24 hours of booking, we will, at our option, either refund the difference between what you paid and the lower rate, or refund the reservation with no penalties.

A qualifying rate is a pre-tax nightly rate from another US based travel web site that is available within 24 hours of booking Pearson’s Pond for the same, type of room, dates of travel, and number of guests. Other details of the booking must be the same. Rates that are opaque, only available by auction, bidding, special membership, error or mistake do not qualify for the price guarantee.

Pearson’s Pond Luxury Suite rates (retail and certain web rates) include yoga mats,  internet, cable, smart TVs, Wi-Fi connectivity, hot tubs (2 bedroom suites only), bikes,  & more. Every suite features Select Comfort Sleep Number beds and a full kitchen.  All have lovely views and most have balconies. 

Room & Tour Reservation/Payment Terms:

A non-refundable deposit equal to one night’s stay plus tax for each room, or 25% of the full reservation amount (whichever is greater) is required at time of reservation. Balance is charged 60 days prior to arrival. Tours will be billed 30 days prior to arrival or at the time of tour reservation, dependent on tour operator requirements. Tour charges are non-refundable once charged unless the tour is cancelled by the tour operator.

Room & Tour Changes/Cancellations:

Please tell us of any possible changes or cancellations ASAP, as it is difficult to rebook on less than 90 days’ notice. Travel insurance is strongly suggested (available on the web or from your local agent, and may cover a variety of concerns including illness, death, transportation, employment, natural disasters, etc.)

Cancellation/change notice must be made in writing at least 60 days prior to arrival and will incur a cancellation fee equal to the amount of the first night’s stay or 50% of the total reservation amount, whichever is greater. Additional tour operator cancellation fees beyond the deposit may also be assessed, dependent on tour operator policies. Changes or cancellations for either accommodations or tours are not permitted within 60 days of the arrival date. If late cancellation request is made, all reservation amounts will then become due in full. By making the reservation, you agree to these terms. If a reserved tour is cancelled by the tour operator or for weather or mechanical reasons a refund will be provided. Trip planning fees, if any, are non-refundable. Again, travel insurance is strongly suggested.

Extended Stays:

Weekly and monthly stay discounts are available and vary by duration and season. There is a $100 non-refundable cleaning fee and a refundable $250 security deposit charged for all extended stay reservations. Call for additional information.

Wedding Reservation/Payment Terms and Changes/Cancellations:

A non-refundable $500 “Save the Date” deposit is due when the reservation is made. Additional non-refundable deposits may be required based on amenities selected (i.e., professional photography, videography). The balance is due in full and becomes non-refundable 60 days prior to the arrival date. Any change or cancellation must be received more than 90 days prior to arrival and will incur a cancellation fee equal to 50% of the full wedding amount, plus the cost of all incurred expenses; including but not limited to purchased supplies, consultant time, and special services.

Privacy Policy

We treat your confidential information with the same care and security we exercise over our own information. All your credit card numbers are encrypted and stored on our secure property management system. We will never sell your contact or other private information to any person or company. We will also never disclose your personal information or credit card information to anyone unless it is required to plan your excursions, travel and accommodations as you have directed and authorized.

While we may send emails containing links to our activities and/or photos websites, we will never send you an email asking you to click on a link to “update your credit card details,” to “review your reservation status,” or any other words to that effect.

If you receive any email from us that you question, please do not hesitate to contact us to verify the email is from us or to advise us of any issues or concerns you may have.

ADA Compliance Policy

We have built our site with ADA compliance in mind and have utilized available tools such as Google Chrome’s ADA compatibility diagnostic tools. If you have difficulty navigating our website or booking a reservation, we ask you to contact us via telephone or email and we will be happy to assist you.     The data is collated into an email and sent to us over the Simple Mail Transfer Protocol (SMTP). The email content is then decrypted by our local computers and devices.
    As part of the Revenue Recovery model, we work with re-marketing service companies to send notification messages if you have abandoned your cart without making a purchase. This is for the sole purpose of reminding customers to complete the purchase if they wish to. The re-marketing service companies do a real-time capture of your email ID and cookies to send an email invite to complete the transaction if the customer abandons the cart. However, the email ID of the customer is deleted from their database as soon as the purchase is complete.
    We do not sell personal information of our customers or of minors below the age of 16 years to third-party data collectors and hence the “Do not sell my data” opt-out button is optional on our website. Reiterating, we may collect your data for the sole purpose of completing a service request or for marketing communications.
